To apply for tenancy a holding deposit shall be required (equivalent to 1 weeks rent) this will be converted to rent. Once paid viewings will be put on hold for your referencing to process.

Within 48 hours we need all information required to accept you (and guarantors if applicable) for tenancy the information will be requested via a user-friendly online application form and photo id will be required.

A refundable tenancy deposit (equivalent to 5 weeks rent) will be due to be paid in advance to your start date this is a security deposit for damages and will be protected within a government-backed tenancy deposit scheme your first rental payment shall also be required in advance.

Once referencing is complete and acceptable the tenancy agreement (and guarantor agreements if applicable) will be sent for completion via a user-friendly online signature portal, once complete the tenancy is yours!

Time to get excited! Keys will only be released once all payments have been made & all tenants photo ID has been validated as seen in office. Make sure you reserve a key collection time asap, it gets busy rapidly!

Settle in. Your tenancy welcome pack will have been provided in advance with all tenancy documentation and information.

Keep your property to the standard you fell in love with it in; clean & tidy weekly, heat & ventilate sufficiently (eg. open windows when showering: this will prevent damp!) maintain your garden, change light bulbs and check smoke alarms are working regularly and remember... blue tack is a big no no!


Student FAQ

  • I’ve lost my key what can I do?
  • Within office hours GLB will arrange for new key(s) to be cut and meet you at the property with them. £10 per key cut, £25 per master key cut, £25 call out charge
  • When will I receive my deposit back?
  • GLB protect tenant deposits via MyDeposits custodial scheme, the money is sent to them and they return directly to the tenants once GLB have confirmed the property has been checked out and no deductions are due.This is usually within 30 days of your tenancy agreement end date, if deductions are we aim to inform you within 10 days of your end date, if a dispute arises and is not solved within the 30 days the amount outside of the dispute shall be returned in due course.

    If you have a joint tenancy agreement a lead tenant will be allocated to receive the deposit return
    (GLB do offer individual returns if tenants authorise the deposit to be released to us so we can arrange separate transfers, we would need to be informed of this in well in advance to your tenancy end date and this may exceed the 30 day refund timeframe).

  • Can I have a copy of my tenancy agreement?
  • All tenancy documentation is provided within your tenancy welcome pack, we do request you maintain this within your property especially if you have a joint agreement in order for all tenants to have access to this. Also, as your agreements are signed online via DocuSign you shall have a copy within your emails upon completion.
  • When is my rent due date?
  • All rental amounts and due dates are set out in your tenancy agreement, if a payment is late by 14days+ interest will be charged accordingly.
  • Can I set up a Standing Order?
  • Yes, you may pay rent via standing order, however, please ensure you are aware this is totally your responsibility, GLB are not responsible to ensure payments are made on rental due dates nor are we able to cancel your standing order after your last rental payment has been made so remember to do this!
  • What is a guarantor?
  • Person(s) who have agreed to be responsible for liabilities of rent, dilapidations and damage to the property in the event the tenant(s) cannot or will not pay.
  • Do I have to pay Council tax?
  • Council tax is not included within your rent and it is tenant’s direct responsibility during tenancy. If you are a full-time student it is your responsibility to ensure the council are advised with sufficient evidence of this and they will make you exempt, however, exemption will only last for the time you ARE a full-time student (if your course end date falls before your tenancy end date you shall be charged for these dates accordingly).
